How and why we started... where we're going.

Anil Kataria - Property Investor, Developer, and Landlord.

Background

After graduating with 2:1 (BA), Business Administration and Management from the University of Westminster - Business School, Anil has worked in the Central London Commercial Real Estate sector in a sales capacity for the last 9 Years.

 

In that time he has had 2 key appointments, firstly as an office broker helping clients and businesses navigate the complex flex market and secure their office space. Secondly, most recently for the last 5 years working for a leading design led co-working provider selling their portfolio of 4 buildings (circa 175,000 sqft) from 5 workstation private offices to whole self-contained 150 workstation floorplates, and maintaining occupancy levels above 90%. In the first half of 2022, Anil has personally closed £2.8m of contracted revenue.

During the last decade Anil has also been working on building Kat Prop’s portfolio which currently consists of 15 units with a total value of £2.65m. Our first property acquisition was in 2013, yet the last 8 acquisitions have been made in just the last 4 years, with a further 4 acquisitions scheduled to complete by the end of 2022.

The Why

You may wonder why we started? Quite simply this comes down to the desire to create generational wealth.

 

Generational wealth refers to assets passed by one generation of a family to the next. While this includes stocks, bonds and other investments, for us Real Estate is the most important element, there is a permanency about bricks and mortar and its proven track record as an asset class is undeniable.

 

Kat Prop’s Real Estate portfolio will ultimately put us in a position to help and support our family and friends in this lifetime, as well as allowing us to pass it down on to the next generation.

Strategy

The main strategies Kat Prop have been utilising are Single-Lets (family homes), HMO – Housing Multiple Occupancy, BRR – Buy Refurbish Refinance, and we are currently completing our first FLIP – buying with the intention of selling for a profit.

 

Kat Prop’s most lucrative strategy has been BRR; buying dilapidated 2-4 bedroom family homes, refurbishing them, and then recycling the funds back out of the project to take into the next.

Once the homes are completely refurbished, they are let out and the newly income producing assets are added to our portfolio. The whole process in managed internally; from finding a credit worthy long-term tenant, rent collection, and maintenance.

Direction

Kat Prop has ambitious growth plans as we aim to add another 30 units to our portfolio by 2027, taking the total value to circa £6.7m. While these are aggressive growth plans Kat Prop has taken the time to build a solid foundation of high income producing assets which put our business in a strong position to scale up.

 

Up until now, Kat Prop has been completely self-funded, however in order to accelerate and achieve the planned growth, and scale within the set time frames we will be taking on investor funds and offering fixed annual returns up to 12%.
